Project Management Services Summary
* We coordinate and provide design and engineering services to ensure deadlines are met.
* We provide cost saving and profit maximization suggestions throughout the design process.
* We expedite the review by agencies, shortening the approvals and permitting time frame.
* We approach each project from a tactical standpoint, identifying the path of least resistance. This includes preparing
contingency plans to anticipate and address comments that could arise, minimizing unexpected situations and the time
frames for dealing with them.
* We prepare soft development cost budgets and projections for the client’s use and also work to defray costs until cash
outlay is necessary.
* We handle contract administration, reviewing and approving each pay application or invoice before forwarding for Client’s
review and payment.
* We provide a one-stop resource for the design team by becoming the point person responsible for producing and/or
gathering required submittal materials (plans, signing of applications, submittal fees, etc.)
* We provide creative solutions for overcoming development obstacles. Our experience in dealing with road blocks has
taught us how to think outside the box.
* We prepare and continually update a comprehensive development and pre-construction schedule for tracking the
progress of the design and approvals process.
* We provide centralized responsibility for the client, becoming a one-stop shop for information related to the design,
engineering and development approvals process.
* We coordinate the filing and processing of pre-app, preliminary plat applications, MDEQ, NPDES, & NOI permits in-house.
* We work directly with the appropriate utility companies (NorthWestern Energy, Qwest, Three Rivers, Bresnan, water and
sewer districts, etc.) to coordinate service planning, and easement dedications for the project.
* We coordinate the developer agreement process with the utility companies to secure water and sewer capacity
reservation and payback agreements.
* We provide assistance to our clients' financing and marketing efforts by gathering and providing project information
to their attorneys, marketers, appraisers and lenders.
* We provide construction observation and oversight when P.E. Certification is necessary
